Position Overview:

The Wit Apartments in Oshkosh is seeking a dedicated and experienced Residential Property Manager to promote our wide array of luxury apartments and top-of-the-line amenities. The ideal candidate will have a strong background in property management, excellent communication and marketing skills, and a passion for providing exceptional service to tenants and property owners.

Responsibilities:

• Manage all aspects of residential communities to ensure they are well-maintained and meet occupancy goals.
• Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location, services, and one-of-a-kind amenities.
• Conduct leasing activities, including showing units to potential tenants, negotiating leases, and drafting lease agreements.

• Regularly inspect property to ensure compliance with company, safety, maintenance, and cleanliness standards.
• Handle maintenance requests promptly and efficiently, coordinating with maintenance staff and contractors as needed.
• Monitor and manage property budgets, including rent collection, expense tracking, and financial reporting.
• Develop and implement strategies to maximize occupancy and minimize vacancy rates.
• Respond to tenant inquiries and concerns in a professional and timely manner, striving to maintain positive relationships and high levels of satisfaction.
• Enforce occupancy policies and procedures.
• Create and maintain marketing strategy to promote all things WIT, including social media exposure, partnering with local businesses, and hosting events.
• Stay informed about local market trends, rental rates, and landlord-tenant laws/regulations.

Requirements:

• Proven experience in property management, leasing, or a related field.

• Strong knowledge of property management principles, practices, and regulations preferred.
• Excellent communication, negotiation, and problem-solving skills.
• Proficiency in Microsoft Office Suite.
• Ability to multitask, prioritize tasks, and work effectively in a fast-paced environment.
• Valid driver's license and reliable transportation.
• Strong background in social media, marketing, event planning and promotions.
• Experience with AppFolio, preferred.
